Kifisia market analysis

The median Kifisia apartment lists for €4,447 per square metre — slightly above Marousi (€4,125) and meaningfully below Glyfada (€5,795). Across 400 listings the interquartile range is €3,263, with a 75th-percentile of €6,410/m². Kifisia bifurcates, but the split is more subtle than Glyfada's coastal-vs-inland — it runs along established prestige rather than geography.

The €1,400/m² gap between the luxury tail's bottom (Kefalari €5,128) and core Kifisia's top (Profitis Ilias €4,948) is the operative threshold. Above €5,000/m² you're in the prestige tier; below it you're in mainstream Kifisia.

Politeia is the notable counter-intuitive entry. Public perception treats Politeia as Kifisia's most exclusive enclave, yet the median listing in our dataset asks €3,974/m². Inventory selection matters: Politeia's 68 listings in our May 2026 sample skew toward smaller apartments, not the trophy villas that anchor the area's reputation. A larger sample or transaction-grade data may shift this figure upward.

For foreign buyers, Kifisia offers a clearer ladder than Glyfada. Kentro and Zirineio are unambiguously the premium addresses. Kefalari sits one tier down. Nea Kifisia at the bottom of the range is a separate value proposition — administratively part of the Kifisia municipality, geographically distinct.
