Glyfada market analysis
The median Glyfada apartment listed in May 2026 asks €5,795 per square metre. That single number disguises how Glyfada actually trades. Across 400 sale listings, the 25th-percentile asking price is €4,369/m² and the 75th-percentile is €7,702/m² — an interquartile range of €3,333 within one neighborhood, far wider than most Athens suburbs.
The split is geographic. Listings sort cleanly into two clusters by sub-area:
Coastal Glyfada — Kato Glyfada (107 listings, sub-median €7,653/m²), Glyfada-proper (71, €6,938), the Golf district (50, €6,456), Aixoni (22, €6,389). 250 listings, 63% of inventory, clustered between €6,400 and €7,700/m².
Inland Glyfada — Ano Glyfada (97, €4,833), Terpsithea (49, €4,667), Aigli (4, €3,578). 150 listings, 37% of inventory, clustered between €3,500 and €5,000/m².
The 71 "Glyfada"-parent listings carry no sub-area tag from Spitogatos; we classify them as coastal based on listing-level coordinates, which all fall within the Glyfada-proper coastal envelope. The 250-listing coastal count therefore mixes Spitogatos sub-area tags with coordinate-based assignment for the parent-tagged subset.
The gap between coastal and inland medians is roughly €2,800/m² — large enough that a foreign buyer searching "Glyfada" without sub-area discipline can end up overpaying for an inland street or under-budgeting for a coastal apartment. A 100m² listing at €600,000 buys you Terpsithea, not Aixoni; €1.2M moves you onto the coastal strip.
The bifurcation isn't unique to Athens — it mirrors Limassol coastal-vs-inland on a smaller scale (see our Cyprus property price index page for the comparable Mediterranean pattern). But within Athens, only Glyfada surfaces it this strongly. Sub-area discipline matters here in a way it does not for Marousi or Plaka.
