The 2026 cost lines, briefly
- Transfer tax — 3.09% of the contract price (3% + 3% municipal surcharge). New-build 24% VAT is suspended through 31 December 2026, so new-builds currently pay the transfer tax too.
- Notary fees — tiered ~0.8% on the first €120K, ~0.65% above, plus 24% VAT.
- Land registry / cadastre — roughly 0.5% of the contract value plus stamp duties.
- Lawyer due diligence — typically ~1% (€5,000+) for a foreign-buyer title search; not negotiable in practice given fragmented Greek title history.
- ENFIA (annual) — the recurring unified property tax, ~€2–13/m² by objective-value zone, plus a supplementary tax above €500K of objective value.
