  • €800,000 in Zone A — Attica (incl. Athens, Glyfada), Greater Thessaloniki, Mykonos, Santorini, islands over 3,100 population
  • €400,000 in all other regions
  • Single residential unit, ≥120 m²
  • €250,000 only for commercial-to-residential conversion or listed-building restoration
  • Short-term rental of the visa property is banned

Cyprus (Category 6.2)

  • €300,000 minimum, excluding VAT
  • New-build from a licensed developer only — resale does not qualify
  • Two units from the same developer can combine

How much do I need to invest for a Greek Golden Visa in 2026?

A €250,000 threshold survives only for commercial-to-residential conversion or listed-building restoration.
How much do I need for Cyprus permanent residency by investment?
€300,000 (excluding VAT) in new-build property from a licensed developer — resale does not qualify. Two units from the same developer can be combined. You also need €50,000 of annual income (plus €15,000 for a spouse and €10,000 per child) and one visit to Cyprus every two years to maintain the residency.
Does a Greek Golden Visa require me to live in Greece?
No. There is no physical-stay requirement to hold or renew the Greek Golden Visa. Cyprus permanent residency requires only one visit every two years. Neither programme requires you to relocate, though continuous physical residence is needed if you later pursue citizenship.
Can I get a Golden Visa with a property under €300,000?
Below €300,000 the only route is Greece's €250,000 path, and it is restricted to commercial-to-residential conversion or listed-building restoration — not a standard apartment purchase. Cyprus has no route below its €300,000 minimum. A standard residential purchase needs at least €400,000 in Greece or €300,000 in Cyprus.
